Smoke Alarm Assessment

Get your property Smoke Alarms Assessed in line with the Residential Tenancy Regulations. We recommend this is completed at least annually to ensure ongoing compliance is maintained.
Betta Property Compliance Inspectors will test and service all existing Smoke Alarms. All faulty or outdated alarms will be replaced with a 10 year photoelectric battery operated Smoke Alarm that detects fast flaming fires and keeps everyone safe. A certificate will be issued on all reports to the Property Manager or the Landlord. We will automatically advise when the next annual assessment visit is due, so there is no need to worry about future compliance.
Betta Property Compliance will liaise between Property Managers, Landlords and tenants to streamline the booking process, so there is no need to worry about any of the administrative needs.
Smoke Alarm Assessment
An onsite comprehensive assessment of all the existing Smoke Alarms, required for compliance, in the property will be carried out, including any installation and maintenance required.
What is included:
- Verification of the expiry date of any alarms installed
- Replacement of any expired Smoke Alarms with new compliant Betta supplied Smoke Alarms (charged as per below)
- Check all alarms for audible notification and measure decibel performance
- Check all alarms for visual notification
- Check the alarms physical function
- Clean all alarms with anti-static wipe and compressed air to remove debris
- Document and photograph all findings in a PDF report
- One field visit to the property
- No on-going commitment or requirement to revisit the property
What is not included in the fee:
- At any change of tenancy, a return visit
- If smoke alarms are required for any reason they will be installed and charged additionally per alarm. Alarms maybe required for the following reasons, updating, compliance, damage, or removed/stolen
Smoke Alarm Assessment – Subscription
An onsite comprehensive assessment of all the existing Smoke Alarms, required for compliance, in the property will be carried out, including any installation and maintenance required.
What is included:
- Verification of the expiry date of any alarms installed
- Unlimited replacement of any expired Smoke Alarms with new compliant Betta supplied Smoke Alarms
- Installing unlimited additional alarms if required to ensure compliance
- Replacement of any expired Smoke Alarms with new compliant Betta supplied Smoke Alarms
- Check all alarms for audible notification and measure decibel performance
- Check all alarms for visual notification
- Check the alarms physical function (canned smoke)
- Clean all alarms with anti-static wipe and/or compressed air to remove debris
- Document and photograph all findings in a PDF report
- At any change of tenancy or if an alarm is faulty, a return visit is undertaken free of charge
What is not included in the fee:
- Intentionally damaged smoke alarms will be replaced and charged per alarm
- Missing smoke alarms will be replaced and charged per alarm
- Testing of additional alarms that are not required for compliance (e.g. there are 5 alarms at the property but only 3 are required). Additional alarms can be checked and if they are required to be replaced, they will be charged per alarm

- Smoke Alarm Assessment Only (Subscription – which allows you to choose the intervals in which you get your inspection completed eg 3 yearly)
