Betta reporting
This Routine Compliance Assessment report will ensure the property is safe and healthy for your tenants and that the property is meeting its obligations under the Residential Tenancies Regulations.
It incorporates both your obligations under both:
- The Healthy Homes Standard – Residential Tenancies (Healthy Homes Standards) Regulations 2019
- The Smoke Alarm Standard – Residential Tenancies (Smoke Alarms and Insulation) Regulations 2016
This service will combine the inspections, reports and certificates provided to prove compliance.

Ongoing Healthy Homes compliance check
What we’ll provide annually is an ongoing Healthy Home compliance check.
A comprehensive on site inspection of the property will be carried out, with the six sections of the Healthy Homes legislation being checked for compliance: Heating, Ventilation, Insulation, Draughts, Moisture Barrier, Drainage and Guttering.
- The heat source will be checked to see it is still operational and has a working remote
- Extractor fans and rangehoods will be checked to see they still operate, and vent to the exterior
- Insulation condition checked, both in the ceiling and under the subfloor
- Draughts are checked
- Moisture Barrier is checked to ensure it still covers the entire subfloor
- Gutters and downpipes condition are checked that they are still compliant and free from debris
- Documented and photographed all findings in a PDF report
- Compliance Certificate issued on passing
- One field visit to the property per year
- A full Healthy Homes Assessment completed every three years (as opposed to a yearly compliance check)
Ongoing Smoke Alarm compliance check
- Verification of the expiry date of any alarms installed
- Unlimited replacement of any expired Smoke Alarms with new compliant Betta supplied Smoke Alarms
- Installing unlimited additional alarms if required to ensure compliance
- Check all alarms for audible notification and measure decibel performance
- Check all alarms for visual notification
- Check the alarms physical function (canned smoke)
- Clean all alarms with anti-static wipe and/or compressed air to remove debris
- Documented and photographed all findings in a PDF report
- At any change of tenancy or if an alarm is faulty, a return visit is undertaken free of charge
An onsite comprehensive assessment of all the existing Smoke Alarms required for compliance in the property will be carried out, including any installation and maintenance required.
Compliance Cycle

Add on to this service with:
- If smoke alarms have been intentionally damaged, then alarms can be replaced and charged per alarm at an additional cost
- If smoke alarms have been removed. These can be replaced and charged per alarm at an additional cost
- If you have extra alarms that are not required for compliance (e.g. there are 5 alarms at the property but only 3 are required). Then we can check them & replace if required for an additional cost per alarm
Betta Property Compliance will test and service all existing Smoke Alarms. All faulty or outdated alarms will be replaced with a 10 year Photoelectric Battery Operated Smoke Alarm that detects fast flaming fires and keeps everyone safe. A certificate will be issued on all reports to the Property Manager or the Landlord.
